Common Molds Found in Buildings

Mold is a natural part of our environment and exists almost everywhere. Indoors, mold becomes a problem when excessive moisture allows it to grow on building materials such as drywall, wood, carpeting, insulation, and ceiling tiles. While many people refer to mold by its color, mold cannot be reliably identified by appearance alone, and many different species may appear similar.

Fortunately, in most restoration projects, the specific mold species does not determine how remediation is performed. Professional mold remediation is based on the extent of contamination, the materials affected, and the moisture conditions that allowed mold to grow—not the name of the mold itself. The information below describes several of the mold genera commonly encountered in water-damaged buildings and the conditions in which they are frequently found.

Aspergillus

Aspergillus is one of the most commonly encountered indoor molds and includes hundreds of individual species. It is frequently found on building materials that have experienced elevated humidity or intermittent moisture exposure. Aspergillus commonly grows on drywall, insulation, fabrics, stored paper products, carpeting, and household dust.

It often develops after roof leaks, plumbing leaks, condensation, or prolonged periods of elevated indoor humidity.

Penicillium

Penicillium is another very common indoor mold and is often one of the first molds to colonize damp building materials. It readily grows on drywall, carpeting, wallpaper, insulation, wood products, and household dust following water intrusion.

Because it spreads rapidly through airborne spores, Penicillium is frequently encountered after water damage that was not dried promptly.

Cladosporium

Cladosporium is among the most common molds found both indoors and outdoors. It is capable of growing under cooler conditions and is frequently found on wood, painted surfaces, HVAC systems, window frames, and textiles.

It commonly develops where condensation occurs, making it a frequent finding around windows, air conditioning equipment, and poorly insulated exterior walls.

Stachybotrys chartarum

Visible mold growth on chronically water-damaged drywall. Long-term moisture conditions such as these may support Stachybotrys chartarum along with other common indoor molds.

Often referred to by the media as “black mold,” Stachybotrys chartarum receives considerable public attention. It typically develops on cellulose-containing materials such as drywall, paper backing, ceiling tiles, cardboard, and wood products that have remained wet for an extended period due to roof leaks, plumbing failures, or flooding.

Although Stachybotrys is commonly associated with prolonged water damage, many different molds may appear black or dark green, making visual identification unreliable.

Chaetomium

Although not confirmed to be Chaetomium, it typically grows on wet framing, drywall, and subfloors and has a white or gray color when young; olive-brown to dark brown, eventually black

Chaetomium is commonly associated with chronic water damage and is frequently found on drywall, wood framing, subflooring, and insulation following prolonged moisture exposure. Its presence often indicates that building materials have remained wet for an extended period.

Alternaria

Alternaria is commonly found outdoors but may also grow indoors when moisture is present. It is frequently encountered around windows, bathrooms, showers, and areas affected by condensation or recurring plumbing leaks.

Does the Type of Water Determine Which Mold Will Grow?

Not necessarily.

The mold that develops after a water loss depends on many factors, including:

  • The building materials involved
  • How long materials remained wet
  • Temperature
  • Relative humidity
  • Air movement
  • Existing airborne mold spores
  • Previous environmental conditions

For example, two homes with nearly identical plumbing leaks may develop different mold populations because the environmental conditions are different.


Does Mold Species Affect the Remediation Process?

In most situations, no.

Professional mold remediation focuses on removing mold contamination safely, preventing the spread of spores, and correcting the moisture conditions that allowed mold to grow. Industry standards base remediation procedures on the extent of contamination, the materials affected, and the building conditions—not on the specific mold species present.

For that reason, routine identification of mold species is generally not necessary to develop an effective remediation plan. Whether the contamination consists primarily of Aspergillus, Penicillium, Cladosporium, Stachybotrys, or another common indoor mold, the fundamental remediation principles remain the same: establish proper containment, control airborne spores with HEPA filtration and negative air pressure, remove or clean contaminated materials as appropriate, and eliminate the source of moisture.

In certain situations, an industrial hygienist, environmental consultant, physician, insurance carrier, or property owner may request laboratory analysis for documentation or other project-specific reasons. However, these situations are the exception rather than the rule.


Understanding Mold Is More Important Than Naming It

While different mold genera have unique characteristics and preferred growing conditions, the most important factor in any successful remediation project is eliminating the moisture source that allowed mold to develop. Without correcting the underlying water intrusion or humidity problem, mold is likely to return regardless of the species present.
